It starts with our people.
TBS Power Washing was built around a people-first mentality, professional training, specialized equipment, attention to detail, and exceptional customer service. Our team understands that every surface and every property is different, so we don’t approach every job the same way.
We take the time to understand the property, choose the proper cleaning method, and use the right combination of pressure, temperature, equipment, and cleaning solutions to deliver the best possible result while protecting your property.
From your first conversation with our team through the completion of the project, our goal is to make the entire experience simple, professional, and dependable.

Great question! These terms are often used interchangeably, but there are some important differences.
Pressure washing generally refers to using pressurized water to remove dirt, grime, mold, organic buildup, and other contaminants from exterior surfaces. Power washing is commonly used to describe the same process with the added capability of heated water, which can be especially effective on grease, oil, and heavy buildup.
Soft washing takes a different approach. It uses significantly lower water pressure combined with the proper cleaning solutions to safely clean more delicate surfaces such as siding and other exterior finishes.
Using the right combination of pressure, temperature, and cleaning solutions allows us to choose the safest and most effective method for each surface.
-
When the proper equipment, pressure, temperature, and cleaning solutions are used, exterior cleaning can be performed safely on a wide variety of surfaces.
However, every surface is different. Using excessive pressure, improper chemicals, or the wrong technique can damage siding, concrete, paint, coatings, and other materials. That’s why our team evaluates each property individually and selects the cleaning method best suited for the surface and condition.
Our goal is always to maximize cleaning results while minimizing unnecessary risk to your property.
-
Yes. Our professional equipment and specialized cleaning solutions allow us to address a wide variety of stains and organic buildup, including algae, mold, rust, oil, dirt, and other contaminants.
If there’s a particular stain or problem area you’re concerned about, please mention it when requesting your estimate so our team can evaluate it and bring the appropriate products and equipment.
Some older or deeply absorbed stains may improve significantly without disappearing completely, and we’ll always set realistic expectations before beginning the work.
-
Professional equipment and the proper cleaning solutions can remove or significantly improve most dirt, organic buildup, and staining. However, no exterior cleaning company can guarantee that every stain will disappear completely.
Results depend on factors such as the type of stain, how long it has been present, the age and condition of the surface, and how deeply the contaminant has penetrated. Older oil stains, rust, permanent discoloration, and wear may improve substantially without disappearing entirely.
We’ll evaluate these situations individually and set realistic expectations before beginning the work. For older or permanently discolored surfaces, staining, resurfacing, or applying an appropriate coating after cleaning may also be an option to further improve the appearance.
-
Protecting your property is one of our top priorities. Our team takes precautions to minimize risk to landscaping, pets, people, and surrounding surfaces throughout the cleaning process.
When using sodium hypochlorite-based cleaning solutions, commonly known as bleach, we carefully control the strength and application for the surface being cleaned. We also thoroughly saturate and rinse surrounding grass, plants, and vegetation as appropriate to help protect your landscaping.
We ask that people and pets remain away from the immediate work area while cleaning is underway and until treated areas have been thoroughly rinsed and are dry, along with following any additional instructions provided by our technicians.
-
It depends on the property, its surroundings, and how quickly buildup develops.
For most residential properties, an annual exterior cleaning is a great starting point. Commercial properties often benefit from more frequent service, such as quarterly or twice a year, depending on foot traffic, landscaping, weather exposure, and the appearance standards of the property.
We can help recommend a cleaning schedule based on your property and your specific goals.
-
Preparation is usually simple. Depending on the services being performed, we ask that furniture, decorations, toys, and other movable items be removed from the immediate work area whenever possible.
If we’re cleaning your driveway or surrounding areas, please also have vehicles moved away before our arrival.
Giving our technicians a clear work area allows us to focus on restoring your property while reducing the risk of accidentally damaging or staining personal belongings.
-
No. In most cases, you do not need to be home while we complete the work.
However, whenever possible, we recommend being available for the initial walkthrough or final walkthrough, particularly on larger or more detailed projects. This gives us an opportunity to confirm expectations, discuss any areas of concern, and make sure you’re completely comfortable with the finished result.
-
We arrive at every job with 400 gallons of water on board. However, we do require access to a working outdoor water spigot at the property to complete most services.
If your property does not have an available water source or working spigot, please let us know before your scheduled service. Depending on the size and scope of the project, we’ll do our best to make alternative arrangements.
-
Every project is different. Service time depends on factors such as the size of the property, surfaces being cleaned, level of buildup, accessibility, and the specific cleaning methods required.
With professional commercial equipment and an experienced crew, our goal is to complete every project as efficiently as possible without sacrificing safety, attention to detail, or the quality of the finished result.
-
