Professional Driveway & Concrete Cleaning in Central Texas: What Homeowners Should Know

Driveways, sidewalks, patios, and other concrete surfaces take a beating in Central Texas. Between vehicle traffic, weather, dirt, irrigation, trees, landscaping, oil leaks, and everyday use, concrete that once looked bright and clean can slowly become dark, stained, and uneven.

Professional concrete cleaning can make a huge difference in the appearance of a property, but there is more to doing it correctly than putting a pressure washer on the highest setting and spraying away. The equipment, cleaning solutions, surface condition, stains, and technique all play a role in getting the best possible result while taking care of the concrete itself.

At TBS Power Washing, we provide professional driveway cleaning and concrete cleaning throughout Central Texas. Here are some of the things we think homeowners should know before having their concrete professionally cleaned.

Why Does Concrete Get So Dirty?

Concrete may look solid, but its surface can hold onto plenty of dirt and contaminants over time. Driveways and sidewalks collect dirt from vehicles, tires, landscaping, rainwater, irrigation systems, trees, foot traffic, and everything else that comes across them.

Shaded and damp areas can also develop organic buildup that gradually darkens the concrete. Other areas may have oil, grease, rust, paint, fertilizer stains, tire marks, or other contaminants that require a different approach than normal surface cleaning.

This is why two driveways that are the exact same size may not require the exact same cleaning process. Before starting a job, we want to understand both the condition of the concrete and what we are actually trying to remove.

Pressure Is Only Part of Professional Concrete Cleaning

When people think about driveway cleaning, they naturally think about pressure. Pressure is certainly one tool we use, but more pressure does not automatically mean better cleaning.

The goal is to use the appropriate combination of water pressure, water flow, cleaning solutions, heat when necessary, professional surface-cleaning equipment, and technique for the surface in front of us. Using excessive pressure or poor technique can leave visible inconsistencies and can potentially affect vulnerable concrete surfaces.

That is one reason professional equipment and experience matter. We want enough cleaning power to get the job done efficiently without treating every driveway as if the solution is simply turning the machine all the way up.

Why We Use Commercial Surface Cleaners

For larger flat surfaces like driveways, sidewalks, patios, and commercial concrete, one of our most important tools is a professional surface cleaner.

Instead of cleaning an entire driveway a few inches at a time with a pressure washing wand, a surface cleaner allows us to clean a much larger area in a controlled and consistent pattern. This helps our technicians work more efficiently and provides a more uniform result across the surface.

It also matters when you are talking about larger properties. A homeowner may be able to spend an entire Saturday slowly working across a driveway with a small consumer pressure washer. Our job is to show up with commercial-grade equipment and an established process that allows us to clean the property professionally and efficiently.

There is nothing wrong with working hard, but when it comes to professional exterior cleaning, the right equipment should be doing a lot of that work for you.

Chemicals Are Sometimes Just as Important as Pressure

Water pressure alone cannot solve every cleaning problem.

Depending on what we are cleaning, our team may use professional cleaning solutions such as sodium hypochlorite, surfactants, degreasers, or specialty products designed for particular contaminants. The exact product and concentration depend on the surface and what we are trying to remove.

For normal organic buildup, the proper cleaning solution can help break down contaminants instead of relying completely on mechanical pressure. Oil and grease may require degreasers or other targeted treatments, while certain rust and mineral stains may require specialty chemistry.

Professional concrete-cleaning products are specifically formulated for different types of staining, which is another reason identifying the contaminant matters before deciding how to attack it.

Can Pressure Washing Remove Oil Stains?

This is one of the most common questions we receive, and the answer is usually that we can improve them, but we cannot promise every oil stain will completely disappear.

Concrete is porous, which means oil can penetrate below the immediate surface instead of simply sitting on top. A newer spill may respond much differently than an oil stain that has been soaking into a driveway for several years. Professional concrete-cleaning manufacturers also recognize that deeper oil contamination can require targeted products that draw contaminants from within the concrete rather than relying on pressure washing alone.

Our approach is to identify the stain, use the appropriate cleaning method, and set realistic expectations before we begin. Some oil stains clean extremely well, while others may significantly improve but still leave behind some permanent discoloration.

We would rather be upfront about that than promise a brand-new driveway and explain the difference afterward.

If you ever have an oil spill, the best thing to do is immediately put cat litter on the oil to absorb it, and reach out to a professional power washing company asap.

What About Rust, Paint, Fertilizer Stains, and Other Discoloration?

These are another category altogether.

Rust, irrigation staining, fertilizer marks, paint, battery-acid staining, and other specialty contaminants may require specific cleaning products and additional treatment. Some specialty professional cleaners are formulated specifically for rust and similar mineral staining because standard pressure washing may not be enough on its own.

Paint can also vary considerably depending on the type of paint, how long it has been there, and how deeply it has bonded to the surface. In some situations, removing every trace of a stain could require a process aggressive enough that it changes the appearance of the surrounding concrete.

That is why our goal is not simply to keep attacking a stain until something happens. We want to balance improvement with protecting the surface and maintaining as consistent an appearance as possible.

Will My Driveway Look Brand New?

Sometimes the transformation is pretty remarkable, but we still do not like promising that old concrete will look brand new.

Professional driveway cleaning removes dirt and buildup. It does not replace concrete, reverse aging, repair cracks, restore deteriorated surfaces, or magically eliminate every stain that has penetrated into the material.

Concrete may also already have variations in color from age, previous cleaning, repairs, weathering, aggregate, drainage, old stains, or how it was originally poured and finished. Cleaning can sometimes make those existing differences more visible simply because the layer of dirt covering everything has been removed.

Our goal is to get the concrete as clean and consistent as reasonably possible while taking care of the surface. We would rather give you realistic expectations and exceed them than promise something the surface itself may not allow.

Can Pressure Washing Damage Concrete?

It can if it is done incorrectly.

Concrete is durable, but that does not mean every piece of concrete is in the same condition or should be treated the same way. Age, previous damage, weak areas, surface deterioration, coatings, repairs, and the original finish can all affect how a surface responds to cleaning.

Even professional concrete guidance recognizes that cleaning methods need to be selected based on the condition of the surface rather than assuming one method is appropriate everywhere.

That is why we inspect what we are cleaning and adjust the process accordingly. The right amount of pressure on one surface may be inappropriate for another.

Experience is knowing the difference.

When Does Hot Water Help?

TBS Power Washing has commercial-grade equipment capable of using heated water when the project calls for it.

Hot water can be particularly useful when dealing with grease, oil, equipment, dumpster areas, commercial properties, and other situations where heat helps break down difficult contaminants. It is another tool available to our technicians rather than something we need on every driveway.

For a typical residential driveway with normal organic buildup, heat may not be necessary at all. If the job calls for it, however, having that capability available means we can choose the process based on what will work best rather than being limited by our equipment.

We generally do not charge a homeowner more simply because we decide hot water is the right tool. Determining the appropriate equipment and cleaning process is part of the service you are hiring us to provide.

How Often Should You Have Your Driveway Cleaned?

For many Central Texas homeowners, cleaning concrete approximately once a year is a good starting point.

That does not mean every driveway needs to be cleaned exactly every 12 months. Properties with heavy shade, lots of trees, irrigation overspray, frequent vehicle traffic, drainage issues, or other environmental factors may show buildup faster. Other properties may stay clean considerably longer.

We generally recommend cleaning based on the actual condition of the property rather than trying to sell homeowners more frequent service than they need.

Annual cleaning also pairs naturally with exterior house washing. If your siding, driveway, sidewalks, patio, and other exterior surfaces are all due for cleaning, having several services completed during the same visit can often be more efficient and more cost-effective than scheduling each area separately.

Should You Pressure Wash Your Own Driveway?

For a small and straightforward area, plenty of homeowners can handle basic pressure washing themselves.

Where professional service becomes more valuable is when the size of the job increases or you start dealing with difficult staining, chemicals, older concrete, large surface areas, or the need for a more consistent finished appearance. Professional equipment also allows significantly more water flow and cleaning efficiency than many small consumer machines.

The difference is not that professionals are willing to stand outside and spray water longer. In fact, our goal is usually the opposite.

We have invested in commercial surface cleaners, pressure washing and soft washing equipment, hot-water capability, professional chemicals, and trained technicians so we can complete the job efficiently. You are paying for the combination of equipment, experience, systems, and attention to detail that goes into the finished result.

How Much Does Professional Driveway Cleaning Cost?

Pricing depends on the size and condition of the surface, staining, accessibility, chemicals required, location, and whether you are combining driveway cleaning with other services.

For many standard residential driveways in Central Texas, professional driveway cleaning will commonly fall somewhere around $150 to $250. As a general starting point, residential concrete and surface cleaning is often approximately $0.12 to $0.22 per square foot, although every project is different.

Larger areas can sometimes become more cost-efficient per square foot, while specialty staining or difficult conditions can increase the price.

We provide free estimates because we would rather price the actual job than throw out a generic number that may not apply to your property.

Don't Forget the Rest of the Concrete

The driveway tends to get most of the attention, but it is rarely the only concrete around a home that could use a good cleaning.

Sidewalks, front entryways, porches, patios, pool-area concrete, walkways, curbs, and other hard surfaces can all collect the same dirt and buildup. Once a freshly cleaned driveway is sitting beside a dirty sidewalk, the difference tends to become pretty obvious.

If our equipment and technicians are already at the property, adding surrounding concrete can often be much more economical than scheduling another visit later. When requesting an estimate, we recommend showing us everything you are considering so we can provide individual and bundled options.

Professional Concrete Cleaning for Central Texas Businesses

Concrete cleaning is not just for homeowners.

TBS Power Washing works with commercial properties throughout Central Texas that need sidewalks, storefronts, dumpster areas, loading areas, common spaces, parking areas, and other exterior surfaces professionally maintained.

Commercial customers may need service once a year, twice a year, quarterly, or on another recurring schedule depending on traffic and the property. Larger square footage and recurring service can also allow us to create more efficient pricing compared with repeatedly scheduling one-time cleanings.

For property managers and business owners, regular exterior cleaning is less about waiting until concrete looks terrible and more about maintaining the property consistently.
