How Much Does Pressure Washing Cost in Central Texas?

One of the first questions we hear from homeowners and business owners is pretty straightforward: how much does pressure washing cost?

The short answer is that it depends.

We know that is not always the answer people want to hear, which is why we want to give you some real numbers in this article. At TBS Power Washing, we provide free estimates because every property is a little different. The size of the project matters, but so do the surfaces being cleaned, the type of buildup, accessibility, chemicals required, service frequency, location, and even whether multiple services can be bundled together.

That being said, there are some useful starting points. In Central Texas, many residential pressure washing and soft washing projects fall somewhere between $0.12 and $0.22 per square foot, depending on the work involved. A typical residential house wash may fall around $275 to $500, while many standard driveway cleaning projects fall around $150 to $250.

Those numbers are not quotes, but they can help give you an idea of what to expect before requesting your free estimate.

The Size and Surface Type Are Usually the Starting Point

The first thing we look at when pricing a pressure washing or soft washing project is what we are cleaning and how much of it there is.

Cleaning 500 square feet of concrete is very different from soft washing 500 square feet of siding. A driveway, stucco exterior, brick wall, patio, storefront, fleet of vehicles, and painted surface may all require different equipment and cleaning methods.

Square footage gives us a starting point, but surface type tells us how that square footage needs to be approached.

For residential soft washing, a general starting range is often around $0.12 to $0.22 per square foot. Residential concrete and surface cleaning often falls within a similar $0.12 to $0.22 per square foot range.

For larger commercial projects, pricing can become more efficient because of the amount of square footage being cleaned. Commercial concrete cleaning will often start around $0.10 to $0.15 per square foot, while commercial soft washing may generally range from approximately $0.10 to $0.20 per square foot.

Again, those are starting ranges. The actual condition of the property matters just as much as its measurements.

What Are We Actually Trying to Remove?

Two driveways can be exactly the same size and require very different amounts of work.

If one driveway simply has normal dirt and organic buildup, it may be fairly straightforward. Another driveway of the same size could have oil, grease, rust, paint, fertilizer staining, heavy algae, or years of embedded contaminants.

That changes the process.

For many everyday exterior cleaning projects, we may use sodium hypochlorite-based cleaning solutions, surfactants, degreasers, and other professional products depending on what we are treating. Surfactants help the cleaning solution spread and remain on the surface long enough to do its job. Other specialty stains may require products designed specifically for that contaminant.

Rust, fertilizer stains, oil, paint, and other specialty problems may require additional treatment beyond a standard pressure wash or soft wash. When specialized chemicals or additional treatment processes are necessary, that can increase the price of the project.

This is also why we like seeing the property before giving a final quote, whether that means photos, videos, or an in-person walkthrough. We want to understand what we are actually dealing with rather than giving you a price based only on square footage and discovering something completely different when our truck arrives.

Accessibility Makes a Difference

Accessibility is another factor people do not always think about.

Two houses may have exactly the same exterior square footage, but one could be wide open with straightforward access around the entire property. The other could have tight spaces, covered patios, landscaping, multiple elevations, fences, furniture, difficult hose access, soffits, or other areas requiring additional time and attention.

The same applies to commercial properties.

A wide-open commercial sidewalk that our equipment can easily reach is different from a property requiring us to work through courtyards, around customers, behind buildings, or within restricted areas.

The more efficiently and safely our technicians can access the work area, the more efficiently we can complete the project.

Frequency Can Lower the Cost

Frequency is especially important for our commercial customers.

A property that gets professionally cleaned every three months is usually easier to maintain than a property that has gone several years without being cleaned. Because of that, recurring commercial customers will often receive better pricing than comparable one-time projects.

Many of our commercial customers choose quarterly, semiannual, or annual exterior cleaning depending on the property.

For residential properties, annual cleaning is usually a great starting point. Most homeowners do not need their entire house or driveway professionally washed every few months unless there are unusual environmental conditions or specific problem areas.

The goal is not to sell you more cleaning than you need. The goal is to establish a frequency that keeps the property looking good without allowing years of buildup to accumulate.

Bundling Services Can Save Money

Another way to get better value is to have several areas cleaned during the same visit.

If our team is already at your property with the truck, equipment, water, hoses, chemicals, and technicians set up, it is often much more efficient to clean the house, driveway, patio, and walkways during the same appointment than it would be to schedule four separate trips.

That efficiency can translate into better overall pricing.

The same principle applies commercially. If we are cleaning a storefront, sidewalks, dumpster area, and other exterior surfaces during the same visit, the cost per individual service may be lower than scheduling each project independently.

If you have several things around your property that need attention, mention all of them when requesting your estimate. Even if you decide not to complete everything at once, we can usually show you what the bundled pricing would look like.

Does Hot Water Cost More?

Generally, we do not price a project differently simply because our technicians determine that hot water should be used.

Our commercial-grade equipment gives us the ability to use heated water when the project calls for it, particularly for grease, oil, equipment, and certain commercial cleaning applications.

We consider that part of having the right equipment for the job.

If hot water produces a better result, we use hot water. If cold water and the proper cleaning solution make more sense, we use that instead.

You are hiring us to determine the right process and deliver the result, not to charge you every time we adjust a machine.

Why We Do Not Charge by the Hour

This is one of the biggest differences between how we price professional exterior cleaning and how some handyman-style services price their work.

TBS Power Washing generally prices by the project, not by the hour.

There is a simple reason for that. Taking longer does not necessarily mean someone is doing a better job.

A contractor using a small consumer pressure washer may spend four hours cleaning something our trained team can complete much more efficiently using commercial pumps, professional surface cleaners, hot-water equipment, proper chemical application, and established cleaning systems.

Charging strictly by the hour can actually reward inefficiency.

We have invested in professional equipment specifically so our technicians can work effectively and efficiently. Our commercial surface cleaners allow us to clean large areas of concrete consistently. Our soft washing equipment allows cleaning solutions to do the work instead of unnecessarily blasting delicate surfaces with pressure. Our hot-water systems give us another tool when grease and difficult buildup are involved.

You are not simply paying for how long someone holds a pressure washing gun.

You are paying for the equipment, training, insurance, chemicals, knowledge, systems, technicians, and expertise required to determine the right approach and deliver the finished result.

That is why we prefer to price the job itself.

Commercial Pressure Washing Pricing

Commercial pricing works similarly, although larger square footage and recurring schedules can create significant efficiencies.

For many commercial concrete and surface cleaning projects, a general starting range is approximately $0.10 to $0.15 per square foot.

Commercial soft washing may generally fall around $0.10 to $0.20 per square foot, depending on the building, surface, condition, accessibility, frequency, and chemicals required.

A large recurring property with straightforward access may fall toward the lower end. A smaller project with difficult access, significant staining, specialty chemical requirements, or unusual scheduling constraints may fall toward the higher end.

We work with businesses, property managers, apartment communities, storefronts, commercial facilities, fleets, municipalities, and other organizations throughout Central Texas. For recurring commercial accounts, we are happy to build a maintenance plan around the property rather than treating every cleaning as an unrelated one-time project.

Residential Pressure Washing Pricing

For homeowners looking for a simpler idea of what a project may cost, here are a few general starting points based on the types of work we commonly see:

House washing: Approximately $275 to $500 for many typical Central Texas homes.

Driveway cleaning: Approximately $150 to $250 for many typical residential driveways.

Residential soft washing: Approximately $0.12 to $0.22 per square foot.

Residential concrete and surface cleaning: Approximately $0.12 to $0.22 per square foot.

Larger homes, unusually large driveways, specialty staining, complicated access, detached structures, patios, walkways, and other additions can move the project outside those ranges.

On the other hand, bundling multiple services together can often reduce the individual cost of each service.

Does Location Affect Pressure Washing Pricing?

It can, although we try to keep pricing as consistent and fair as possible throughout our service area.

TBS Power Washing is based in Salado and regularly serves customers throughout Bell County and Williamson County, including Temple, Belton, Salado, Killeen, Harker Heights, Georgetown, Liberty Hill, Round Rock, Leander, and surrounding Central Texas communities.

If your property is close to one of our existing routes or other scheduled jobs, it is naturally easier for us to service efficiently.

For projects farther outside our normal footprint, particularly smaller one-time projects, travel and scheduling may become part of the pricing. Larger projects are generally easier for us to accommodate farther away because the scope of work justifies dedicating the truck and crew to the trip.

Scheduling flexibility can also help.

If you tell us that you are flexible and are happy to wait until our crew is already working in your area, we may be able to schedule the project more efficiently. If a project requires a specific date, narrow arrival window, special staffing, or significant route changes, that can affect the cost.

Why Do We Offer Free Estimates?

Because there are simply too many variables to responsibly quote every pressure washing project from a generic price list.

We would rather take a few minutes to understand your property, what you want cleaned, what type of surface we are working with, and what condition it is in.

For straightforward projects, that may be as simple as sending us a few pictures and measurements. Larger residential projects, complicated properties, and commercial work may benefit from an on-site walkthrough.

Either way, estimates are always free.

Our goal is to give you a clear price before the work begins so there are no surprises afterward.

What Are You Actually Paying For?

Price matters. We understand that.

But when comparing pressure washing quotes, make sure you are comparing more than the number at the bottom of the estimate.

Ask what equipment is being used. Ask whether the contractor is insured. Ask whether they understand soft washing. Ask whether they have hot-water capabilities when needed. Ask how they protect landscaping and sensitive surfaces. Ask what happens if they encounter oxidation, old concrete, specialty staining, or another condition that requires a different cleaning process.

At TBS Power Washing, we have spent years investing in our equipment, people, training, chemicals, systems, and experience.

Our goal is not simply to be the cheapest person who can spray water at your driveway. We want to provide excellent value by completing the job professionally, communicating clearly, using the right method for the property, protecting the surfaces we are trusted with, and delivering a result we are proud to stand behind.

Efficiency is part of that value. If our commercial equipment allows us to complete a project faster than someone using consumer-grade equipment, that does not mean the service should be worth less. It means our investment in the right equipment and training is doing exactly what it is supposed to do.

So, How Much Will Your Property Cost to Clean?

For many Central Texas homeowners, a professional house wash may fall somewhere around $275 to $500, while a typical driveway cleaning may fall around $150 to $250.

Residential pressure washing, concrete cleaning, and soft washing will often start around $0.12 to $0.22 per square foot. Larger commercial projects may commonly fall around $0.10 to $0.15 per square foot for concrete cleaning and roughly $0.10 to $0.20 per square foot for soft washing.

But those are guidelines, not guarantees.

The best way to know exactly what your property will cost is to let us take a look.

Tell us what you would like cleaned, send over some information about the property, and our team will determine the best cleaning method and provide a free estimate.
