Why We Started TBS Power Washing

When we started The Bin Spa in 2020, our goal was pretty simple: find one thing, become extremely good at it, and build a company people could genuinely trust. We started with professional trash bin cleaning and invested from the beginning in specialized trucks, commercial-grade pressure washing equipment, hot water, and systems designed specifically for cleaning and sanitizing residential trash bins.

We intentionally started in a niche. We didn’t want to be the company that claimed to do a hundred different things but wasn’t exceptional at any of them. We wanted to build our reputation by doing one job extremely well, taking care of our customers, showing up when we said we would, and creating a professional service that people throughout Central Texas could depend on.

As The Bin Spa grew, though, something interesting started happening. Our customers began asking us for help with more than their trash bins.

Our Customers Needed Someone They Could Trust With Their Property

Homeowners who already trusted us started asking whether we could clean their driveways, patios, siding, walkways, and other exterior surfaces. Business owners asked about commercial concrete, equipment, storefronts, and larger exterior cleaning projects.

The equipment we were already using was professional power washing equipment. Our trucks had hot-water capabilities, chemical application systems, commercial pumps, and many of the tools necessary to perform larger exterior cleaning projects. What we needed was additional training, experience, and a few specialized pieces of equipment so we could expand those capabilities responsibly.

That’s exactly what we did.

Beginning in 2021, we expanded into full professional power washing and soft washing services, initially focusing heavily on the customers who already trusted The Bin Spa. Over time, those customers trusted us not only with their bins, but with their homes, driveways, businesses, equipment, and commercial properties as well.

We Saw a Need for More Professional Exterior Cleaning

One of the things we quickly realized was that there was a real demand for professional pressure washing and soft washing throughout Central Texas.

Exterior cleaning has a relatively low barrier to entry compared with trades that require extensive licensing and apprenticeships. Someone can purchase an entry-level pressure washer, advertise online, and begin offering services very quickly. That doesn’t mean they necessarily understand how different surfaces respond to pressure, heat, chemical strength, dwell time, or different cleaning methods.

That difference matters.

Professional exterior cleaning isn’t simply about pointing a pressure washer at something until it looks cleaner. Too much pressure can damage surfaces. The wrong chemical concentration can create problems with landscaping, coatings, paint, or surrounding materials. Using cold water when heat would dramatically improve the result can make a project unnecessarily difficult, while using heat or aggressive chemicals where they aren’t appropriate can create unnecessary risk.

We saw homeowners and businesses looking for something different: a company that approached exterior cleaning as a professional service rather than an occasional side job.

That meant having proper commercial equipment, being appropriately insured, training our technicians, understanding chemical application, recognizing vulnerable surfaces, communicating honestly about expected results, and knowing when pressure washing, hot-water power washing, soft washing, or a combination of methods was appropriate.

Those are the standards we wanted to bring to the industry.

From Trash Bins to Full Exterior Cleaning

Our background in professional trash bin cleaning actually gave us a strong foundation for exterior cleaning.

Cleaning thousands of bins taught our team how temperature, pressure, water flow, chemicals, organic materials, grease, dirt, and different surfaces interact. We were already working with commercial equipment every day, and our technicians were already being trained to operate that equipment safely and efficiently.

As we expanded into house washing, driveway cleaning, commercial pressure washing, concrete cleaning, fleet washing, patios, walkways, and other exterior cleaning projects, we continued investing in both equipment and education.

Over the years, that experience compounded.

We learned which problems respond best to heat. We learned when chemistry should do more of the work and pressure should do less. We learned how older concrete behaves differently from newer concrete, why some stains can be improved but not completely eliminated, and why every property needs to be evaluated individually rather than treated with the same settings and cleaning process.

What started as an additional service gradually became an expertise of its own.

Why Create TBS Power Washing?

Eventually, we ran into a branding problem.

Our existing Bin Spa customers knew exactly who we were. They had already experienced our customer service and trusted our team, so asking us to clean their driveway or home made perfect sense to them.

But imagine finding us for the first time because you need your house professionally soft washed or your commercial property pressure washed.

Then you see the name The Bin Spa.

It’s a great name for trash bin cleaning, but it doesn’t immediately tell someone that the same company has spent years building expertise in professional pressure washing, power washing, soft washing, and exterior cleaning.

We realized this side of our business deserved a name that reflected what it had become.

That’s why we created TBS Power Washing, a dedicated division of The Bin Spa focused specifically on professional residential and commercial exterior cleaning.

Nothing about the people behind the company changed. The management didn’t change. The equipment, customer service, standards, and values didn’t change.

We simply created a dedicated brand that better communicates the service we’ve already spent years providing.

What Does TBS Stand For?

The TBS name has two meanings, and both are important to us.

First, TBS stands for The Bin Spa, paying tribute to the company that started everything.

It also represents Temple, Belton, and Salado, the three Central Texas communities where our business first established its roots. Those communities helped us build our company from the beginning, and we wanted that history represented in the new brand.

Today, our service area has expanded well beyond those original three towns. TBS Power Washing serves residential and commercial customers throughout Bell County, Williamson County, and surrounding Central Texas communities, with projects stretching throughout the corridor between Austin and Waco.

But Temple, Belton, and Salado will always represent where our story began.

Professional Pressure Washing, Power Washing & Soft Washing

TBS Power Washing is built to provide a full range of professional exterior cleaning solutions.

That includes residential pressure washing, house washing, driveway and concrete cleaning, patios, walkways, commercial pressure washing, fleet and equipment cleaning, soft washing, and other specialty exterior cleaning projects.

Our commercial-grade equipment gives our team the ability to adjust pressure, temperature, chemical strength, flow, and cleaning method depending on the surface being treated.

That flexibility matters because there is no single cleaning method that works perfectly on every property.

A durable concrete surface may benefit from pressure, specialty chemicals, surface cleaning equipment, and heated water. Exterior siding may require a much softer approach where chemistry does most of the work. Grease and oil on commercial surfaces may call for heat, while other surfaces may need substantially lower pressure to minimize the risk of damage.

Professional exterior cleaning is about understanding those differences and making the right decision for each individual job.

Glenn Grisham & the TBS Power Washing Division

As TBS Power Washing continues to grow, our Operations Manager, Glenn Grisham, is taking the lead as our Power Washing Division Manager.

Glenn has developed into one of the most knowledgeable members of our team when it comes to professional power washing, soft washing, equipment, maintenance, chemical application, and exterior cleaning operations.

Having dedicated leadership for this division allows us to continue improving our processes, training our technicians, maintaining our equipment, and expanding the services we can confidently provide throughout Central Texas.

It also reinforces one of the biggest reasons we created TBS Power Washing in the first place: we want exterior cleaning to be treated as a dedicated professional service within our company, not simply something we offer on the side.

The Same Team. The Same Standards. A New Dedicated Brand.

TBS Power Washing isn’t a new company trying to learn exterior cleaning.

It’s the next chapter of something we’ve been building since 2020.

The same team that has earned the trust of thousands of customers through The Bin Spa is now bringing that same focus on communication, reliability, professionalism, and customer service to a dedicated exterior cleaning brand.

We’ll continue investing in commercial-grade equipment. We’ll continue training our team. We’ll continue learning, improving, and treating every property individually. And we’ll continue being honest with customers about what exterior cleaning can accomplish and what results they should realistically expect.

Our mission with TBS Power Washing is simple: help create a cleaner and more beautiful Central Texas, one home and one business at a time.

If you need professional pressure washing, power washing, soft washing, house washing, concrete cleaning, or commercial exterior cleaning anywhere throughout Bell County, Williamson County, or the greater Central Texas area, we’d love the opportunity to help.
